Who invests

Family offices and entrepreneurial families looking for real assets with contracted cash flows and a direct link to the energy transition; institutional investors adding digital infrastructure to an infrastructure allocation; and industrial companies with a strategic interest in power and compute.

Co-investment alongside the fund is available for larger tickets on individual projects, at the same terms as the fund.

Returns come from assets that operate, not from assumptions about the next buyer.

How the fund earns

Lease income

Long-term powered-shell and powered-land leases with operators and hyperscalers, typically indexed and with credit-worthy counterparties.

Power and flexibility

Renewable generation sold to the campus and under PPA to third parties; storage income from balancing and capacity markets.

Development value

The difference between a site with a plan and a site with a connection, a permit and a tenant. Realised through refinancing once stabilised, or sale where appropriate.

Governance

Investment decisions are taken by an investment committee of five members, including two independent members. An advisory board of investors reviews conflicts, valuation policy and material changes to strategy. Valuations are prepared quarterly and reviewed by an independent valuer annually.

Fees and carried interest are set out in the offering documents. There is no retrocession of any kind from contractors, suppliers or tenants.
